What To Expect
Tesla is seeking a Development Manager with well-rounded expertise to play a key role in the company's continued growth apart of the self-development initiative. You will be responsible for sourcing and executing acquisition development for Sales, Service, Delivery, Collision, and Warehousing projects across the United States. You will also collaborate cross functionally with internal teams including Legal, Finance, Design, and Construction and external partners including sellers, brokers, and land use attorneys. This role can be located anywhere in the US to work onsite at the closest Tesla Sales, Service and Delivery location.
What You'll Do Lead deal engagement, negotiation and closing of real estate sites, both Letter of Intent and Purchase and Sale AgreementManage the entitlement, due diligence, and construction processes to ensure all risks are identified and quantified so the project is delivered on timeResponsible for executing and managing full development budgets for projects ranging from $15M-25M in totalWork cross-functionally to develop project schedule and development budget. Track hard and soft project costs. Work cross-functionally with other internal and external teams, including Design, Construction, Real Estate, Legal, Economic Development, Public Policy, and Planning, to inform a regional real estate development strategyDetermine land values in the specific market by checking like property sales by means of public records, developers and other professional affiliates. Assist in land development pro-forma evaluation on site development cost, construction cost, or other related project expensesPartner with the local jurisdiction and participate in any local meetings and hearings relating to these projectsBuild and lead teams of vendors, consultants, and contractors to support acquisition, entitlements, and delivery. Communicating project entitlement status across many teams and management levels
What You'll Bring Bachelor’s degree in relevant area of study (Real Estate, Economics, Finance, Engineering), or equivalent experience Minimum 5 years of commercial real estate development experienceUnderstanding of real estate financing, principles and of legal terms specific to Real EstateExperience with municipal planning and zoning procedures requiredExperience with title work due diligence required Ability to pivot based on shifting priorities. Proven verbal and written communication skillsSensitive to confidential or proprietary information
